Together, Knolls East, Timberline, Vista at Kingsgate, Treetop and Eagle Ridge are the Hamlets, one of the most sought after condo developments in the Rockland County real estate market.

Vista at Kingsgate, located in Nanuet NY was built in the late 1980’s. The comlex consists of one bedroom condos, some with a loft, and 3 level townhouses. 8 Nanuet houses have sold and closed within the first 2 months of 2011.
$575,000 was the highest Nanuet Sales price for the first 2 months of 2011. (4 beds, 3.1 baths, 3050 square feet.)
The Average (mean) Sales Price in Nanuet for January and February 2011 was $396,500.
The Average asking price on these homes that actually did sell was $419,938.
Sellers received on average 94 percent of asking price.

One often overlooked factors of a sucsesful real estate sale is the technology of a lock box on the house or condo for sale. When I am working as a buyer’s agent with willing and able buyers we often contact the seller’s agent mid week to schedule a showing for the weekend. If the seller cannot accommodate our appointment the buyers will often rule out this home immediately and will not come back another time. With so much inventory on the market buyers need reasons to narrow down their choices (right from the very first showing appointment)

Here is a very simple principle to selling your Nanuet home in a tough market.

If buyers can’t access your home, they will not purchase it.

If a seller does not have a lockbox on their home they jeopardize losing limited buyers to one of the other 68 homes currently on the market in Nanuet. People seek convenience. Having to jump through hoops just to see a home is a quick path to a failed attempt at selling a home.

Safety Features of a lock Box

Cannot be accessed by anyone prior to 9 am or after 8 pm
The lockbox captures all contact information upon use. Including name, phone, email, Broker’s Office and exact time of entry.
Each agent must recharge their e-key every 24 hours to continue using a lockbox.
Agents must provide their password in order to gain access. Making it difficult for an imposter to gain access.

Convenience, selling benefits and other info about the lockbox system

A lockbox is not intrusive to the current owner accessing entry. The lockbox only holds a copy of the key for visiting agents.
A lockbox can not be accessed by the general public. Only a real estate agent can access the lockbox.

In Nanuet, it is not unheard of for a buyer’s agent to schedule 5-10 showings for their clients in one day. If in addition to the 5-10 houses the agent also has to run around to the broker’s office to pick up keys- more than likely they will skip this home all together.

Buyers agents will doubt the seriousness of a seller who does not have a lockbox- Again, they will be less likely bring this home to the attention of their buyers if they don’t think the seller really wants to move.

Most buyers feel uncomfortable entering a home with the owners present. They will hold back their emotions and will not examine the home in a manner that would lead to an offer. If sellers insist on being home for all showings they put themselves at a competitive disadvantage.
