2016 NANUET REAL ESTATE HALF TIME REPORT

It is time for my Nanuet Half Time Report. The market got off to a quick start this year with the help of a mild winter. Without any real snow storms this year, buyers accelerated the “spring market” into mid-February. As the market unfolded this spring, it became clear that Nanuet was divided into two market segments.

We are seeing a seller’s market in Nanuet for entry level homes and average size properties. (3-4 bedrooms, splits, ranches and bilevels.) With limited inventory available to meet this criteria, buyers were facing strong competition, multiple offers and full price offers. Homes in the $300’s and low $400’s moved quickly.

However, in the buy-up market, up-size homes (ie- colonials, 2500 square feet plus homes) have seen little movement and lots of available inventory. It is still very much a buyer’s market for larger homes in Nanuet. Most of the feedback we get in this market is that other colonials in New City, Pearl River and South Orangetown can be purchased with much lower property taxes than Nanuet. (A strong reason to try grieving your taxes next spring.)

We also saw the average DAYS ON MARKET statistic increase this year. We are currently averaging 180 days on market compared with 168 days as of this time last year.

Nanuet’s first three listings of 2013 (N. Fairmont, N. Fremont & Poplar St)

3 New homes came onto the market within the first week of the new year. Prices range from $399,000 to 499,000. Two of these homes (17 North Fairmont and 12 North Fremont) are part of the Nanuet school district while 94 Poplar falls in the Clarkstown school district. All 3 homes are located on dead-end streets.

Nanuet real estate half time report July 2012

The first half of the year has come and gone, which means it’s time for my Nanuet Half Time Report. Below, I have calculated different pricing statistics from transactions reported through the Greater Hudson Valley Multiple Listing. For the purposes of this report “average” refers to the total volume in sales price divided by the number of units sold.  First, let’s start with an overview of what happened in the Nanuet real estate market over the first half of the year. 

  • The average Nanuet SOLD price in the 1st half 2012 was $394,085
  • This was a 1.6% increase from 1st half 2011($387,556) 
  • The average ASKING price on Nanuet homes sold was $421,270
  • On average, homes that did sell, sold for 93.5% of ask price.

The 1.6% increase in Nanuet values may sound insignificant but this is truly a step in the right direction after 5 years of decline. The tables on the next page are statistical averages for homes sold from January 1 through June 30,2012. Obviously, this is not a substitute for a full evaluation of your property’s value, which I’m happy to provide if you ever need it. In today’s economy more buyers are starting to realize the importance of living within their means. This may be part of the reason why we did not see any closings in the first half for homes larger than 3,000 square feet. And while 6 months is a relatively small sample size, we can see that buyers did not value a fifthth bedroom much more than a 4 bedroom home. Why pay signifigantly more for a fifth bedroom when bunkbeds are a much more affordable option?  As a preemptive response to readers who may want to disagree, I want to reiterate that these numbers are not my opinions of value. Rather, they are the statistical averages of what transpired in the market so far this year.

The image below shows, month by month, how many homes went into contract over the past 18 months. At the beginning of the year I reported that 2011 had trended upward, especially in the second half. At the end of 2011, I was very curious to see if this would continue. Not only has the positive trend continued, but each month in 2012 has outperformed itself from 2011.

Obviously, this report is not a substitute for a full evaluation of a property’s value, which I’m always happy to provide. But hopefully this Half Time Report will give us a ballpark value and help fellow residents keep their fingers on the pulse of what’s happening in our local market.

Nanuet neighborhood spotlight: homes for sale near Prospect Street

Prospect Street in Nanuet runs approximately 1 mile with lots of low traffic, quiet residential streets branching off Prospect Street. The streets in this neighborhood, from the bottom of Prospect Street, which goes uphill as you travel west, include Babcock Avenue, Jerrys Avenue, Freemont Avenue, Fairview Avenue, Floyd Place (Paper Street) North Park Avenue, South Park Avenue, Carrie Lane as well as North and South Lexow Avenue

Featured homes for sale off Prospect Street in Nanuet

At the peak of Prospect’s hill is a 4 way stop sign which intersects Grandview Avenue. Homes on the eastside of Grandview offer spectacular bird’s eye views from the Nanuet Mall all the way to the Nanuet High school.  On the west side of Grandview Avenue, Prospect Street continues with intersecting streets such as North and South Edsall Avenue, Caravella Lane, North and South Park Lane, Briar Road and Will Rogers Lane.  All offering wonderful family- friendly neighborhoods.

The homes in this neighborhood running off Prospect Street are mostly modest in size such as cape cods and ranches.  These starter style homes make it a great, affordable neighborhood for first time home buyers and young families.

I grew up on Grandview Avenue, at the top of Prospect’s hill.  For me and my friends growing up, Prospect Street was always the thrilling hill on which to ride our bikes. And the personal challenge of riding back up hill without stopping to walk the bike up.

At the bottom of Prospect Street is the Nanuet commuter parking lot, Nanuet train station train station, the Nanuet Fire department, Post office and just a bit further, Main Street where Martios Pizza and the Nanuet Mall are located.

The northern most end of Grandview Avenue intersects with Route 59 for great shopping and quick food and a quick entrance to the New York State Thruway.

Newport Estates

This subdivision was built 1978 and construction continued into the early 80’s. The predominant home style in Newport Estates is the Center Hall Colonial or Contemporary Colonial.  If you are looking for neighborhoods in Nanuet that offer more space between homes check out Newport Estates, lots from .40 acre to .79 acre of private, partly wooded yards.
The homes range in square footage from 2300 to 4900 sq ft.  Newport Colonials lead to a grand foyer entrance, a formal dining room and formal living room. Most family rooms feature a brick fireplace. The Most expensive Newport home sale was $755,000 in 2006. Looking for a gated community in Rockland County NY? Check out Versailles, a luxury townhouse complex in the Nanuet real estate market. Versailles condos and townhouses consist of 70 homes (2-3 bedroom townhouses) and were built between the years 2000 and 2003. Versailles condos range in size between 1,900 square feet and 2,800 square feet. The most common model is the 2,500 square foot townhouse.

The clubhouse can also be rented out for private parties. Versailles real estate property taxes are currently around $7,000 annually.

Located just off exit 14 on the NY State Thruway, (Route 59 to New Clarkstown Rd, 1 mile to left at Versailles- Alexander Court) Versailles offers an easy commute to Manhattan via car or nearby public transportation.
The complex itself backs up to a private wood setting. Local businesses nearby include Costco and the Spring Valley Market Place featuring Target, Bed Bath & Beyond and Christmas Tree Shoppes. Also, Fitness II gym is only moments away.

How’s the market?

In 2011, home sales in Versailles ranged from $420,000 to 300,000. (The home that sold for $300,000 was a short sale.) The most expensive home ever sold in Versailles sold for 540,000 in June 2006. This was a mint condition end unit. Upgrades included 42″ honey maple kitchen cabinets, stainless steel appliances, granite countertops and granite Center Island and a walk in pantry. This Versailles home had marble floor foyer & powder room with upgraded faucets, hunter Douglas window treatments, crown moldings & 9′ ceilings. Another wonderful find in the Rockland County real estate market.
