The following tables report Nanuet homes sold in November 2011 and homes that went into contract.    November was surprisingly a busy month for homes going into escrow.  (10 homes received signed contracts this November, compared to only one home from November 2010!) As those other homes sell,  we will continue to report back with sales prices to keep readers informed.

A recent condo in Sussex at Bremmer sold for $160,000.  The most expensive home ever sold in this Rockland condo complex sold for $315,000 in September 2007. This was a one bedroom 2nd level end unit with an expansive open floor, high vaulted ceilings and beautiful hardwood floors.  The bedroom had dual closets in the master, recessed lighting throughout and was freshly painted. This home also featured new kitchen appliances, new lighting fixtures, hot water heater, surround sound wiring, and custom window treatments.

How’s the market?

Throughout 2011 prices in Timberline have become more afforadible for homeowners.  Units can be purchased under 300,000.  At the of this article, 2 active Short sale listings were being listed at 225,000 and 235,000 respectively.  Not since 2001 has a unit in Timberline sold below 225,000!  WOW!  The most expensive unit ever sold in Timberline sold for $459,900 in September 2006.  This was an end unit in turn key condition. This Rockland townhouse had two bedrooms, 2-1/2 bathrooms with a loft, security system and 2 car garage. This Hamlets home also skylights in the living room, a fireplace and sliding doors to a huge 30 foot deck. The master bedroom suite had a walk in closet and Jacuzzi in the bathroom. Another terrific Rockland County real estate listing!

Nanuet Real Estate Report for August 2011

How was the activity in the Nanuet Real Estate market for August?  Two Nanuet condos and town houses officially closed.  93 Meadow Lane, (Amber Fields) closed and sold for $345,000. 41 New Holland Village, (2 bedroom condo in New Holland Village) sold for $225,000.
On the residential real estate  market, six Nanuet single family homes sold and closed in August. Two Nanuet colonials, two Nanuet Bi-levels, one split level and one Nanuet Cape cod sold.  
Nanuet Colonials – 5 April Court, a 2600 square foot colonial on a cul de sac, was the most expensive home sold in Nanuet for August 2011. This home sold for $520,000. The second Nanuet colonial sold last month was 19 Newport Drive. This home sold for $511,000. 19 Newport is a 2500 square foot center hall colonial with an updated kitchen with granite countertops.
Nanuet Bi-levels- 4 Oakland Place sold for $505,000 in August. Although this home has a Nanuet address, it is located within the Clarkstown School District.  It was also expanded to 6 potential bedrooms! The second High Ranch/Bi-level sold was 25 Nanuet Avenue. This home is on a dead-end street. No Traffic!  25 Nanuet Avenue was fully remodeled in 2008 and sold last month for $455,000.
Nanuet Split Level- 17 Birch Drive sold for $385,000. This 3 bedroom 1568 square foot home also lies within the Clarkstown School district.

Eagle Ridge condos in Nanuet were built in 1994.  This is the newest section of the Hamlets.  Residents love Eagle Ridge due to the proximity to Nanuet trains and busses, New York State Thruway and lots of shopping. (Spring Valley Market Place) These condos have central air, loads of closets and storage space, spacious private decks, skylights, recessed lighting, vaulted ceilings, hi-hats and crown moldings.

The most expensive unit ever sold in Knolls East sold for $415,000 in September 2006.  This was a spacious Nanuet condo; light and bright freshly painted multi level town house boasting a finished lower level family room, a huge country kitchen with new appliances and two pantry closets, deck off the kitchen and master bedroom with master bath and walk in closets. This Rockland County Condo also had a new half bath, two new full bathrooms. Plus an alarm system and intercom throughout the entire home. The central air conditioning was only 3 years old; the water heater was only two years old.
