Prospect Street in Nanuet runs approximately 1 mile with lots of low traffic, quiet residential streets branching off Prospect Street. The streets in this neighborhood, from the bottom of Prospect Street, which goes uphill as you travel west, include Babcock Avenue, Jerrys Avenue, Freemont Avenue, Fairview Avenue, Floyd Place (Paper Street) North Park Avenue, South Park Avenue, Carrie Lane as well as North and South Lexow Avenue

Featured homes for sale off Prospect Street in Nanuet

At the peak of Prospect’s hill is a 4 way stop sign which intersects Grandview Avenue. Homes on the eastside of Grandview offer spectacular bird’s eye views from the Nanuet Mall all the way to the Nanuet High school.  On the west side of Grandview Avenue, Prospect Street continues with intersecting streets such as North and South Edsall Avenue, Caravella Lane, North and South Park Lane, Briar Road and Will Rogers Lane.  All offering wonderful family- friendly neighborhoods.

The homes in this neighborhood running off Prospect Street are mostly modest in size such as cape cods and ranches.  These starter style homes make it a great, affordable neighborhood for first time home buyers and young families.

I grew up on Grandview Avenue, at the top of Prospect’s hill.  For me and my friends growing up, Prospect Street was always the thrilling hill on which to ride our bikes. And the personal challenge of riding back up hill without stopping to walk the bike up.

At the bottom of Prospect Street is the Nanuet commuter parking lot, Nanuet train station train station, the Nanuet Fire department, Post office and just a bit further, Main Street where Martios Pizza and the Nanuet Mall are located.

The northern most end of Grandview Avenue intersects with Route 59 for great shopping and quick food and a quick entrance to the New York State Thruway.

Looking for a gated community in Rockland County NY? Check out Versailles, a luxury townhouse complex in the Nanuet real estate market. Versailles condos and townhouses consist of 70 homes (2-3 bedroom townhouses) and were built between the years 2000 and 2003. Versailles condos range in size between 1,900 square feet and 2,800 square feet. The most common model is the 2,500 square foot townhouse.
These Nanuet condos open to a grand marble entry way and lead to huge living room/Dining Room combo perfect for entertaining! Many units have a dual gas fire-place between the dinette area and living room. The main levels have a powder room with pedestal sinks. Versailles kitchens are known for their 42′ Cherry Cabinets and center Island. Located just off exit 14 on the NY State Thruway, (Route 59 to New Clarkstown Rd, 1 mile to left at Versailles- Alexander Court) Versailles offers an easy commute to Manhattan via car or nearby public transportation.
The complex itself backs up to a private wood setting. Local businesses nearby include Costco and the Spring Valley Market Place featuring Target, Bed Bath & Beyond and Christmas Tree Shoppes. Also, Fitness II gym is only moments away.

How’s the market?

In 2011, home sales in Versailles ranged from $420,000 to 300,000. (The home that sold for $300,000 was a short sale.) The most expensive home ever sold in Versailles sold for 540,000 in June 2006. This was a mint condition end unit. Upgrades included 42″ honey maple kitchen cabinets, stainless steel appliances, granite countertops and granite Center Island and a walk in pantry. This Versailles home had marble floor foyer & powder room with upgraded faucets, hunter Douglas window treatments, crown moldings & 9′ ceilings. Another wonderful find in the Rockland County real estate market.

In other words, how many buyers are buying each month.   The lackluster ‘Spring Market’ had many sellers worrying that their homes would never sell.  However, mortgage interest rates below 4 percent and increasing rent prices helped fuel the 2nd half positive trend.  After the first quarter of 2012 we will look back to see if the trends continued upwards.  (Let’s keep our fingers crossed!)

A recent condo in Sussex at Bremmer sold for $160,000.  The most expensive home ever sold in this Rockland condo complex sold for $315,000 in September 2007. This was a one bedroom 2nd level end unit with an expansive open floor, high vaulted ceilings and beautiful hardwood floors.  The bedroom had dual closets in the master, recessed lighting throughout and was freshly painted. This home also featured new kitchen appliances, new lighting fixtures, hot water heater, surround sound wiring, and custom window treatments.

How’s the market?

Throughout 2011 prices in Timberline have become more afforadible for homeowners.  Units can be purchased under 300,000.  At the of this article, 2 active Short sale listings were being listed at 225,000 and 235,000 respectively.  Not since 2001 has a unit in Timberline sold below 225,000!  WOW!  The most expensive unit ever sold in Timberline sold for $459,900 in September 2006.  This was an end unit in turn key condition. This Rockland townhouse had two bedrooms, 2-1/2 bathrooms with a loft, security system and 2 car garage. This Hamlets home also skylights in the living room, a fireplace and sliding doors to a huge 30 foot deck. The master bedroom suite had a walk in closet and Jacuzzi in the bathroom. Another terrific Rockland County real estate listing!

Knolls East is a beautiful neighborhood with park like settings off  the rear decks. Knolls East is known for 9 quiet cul-de sacs wrapping around Wedgewood Parkway in the Hamlets. They are Milford, Wyndham, Nottingham, Knightsbridge, Yorkshire, Trafalgar, Revere, Oxford and Kensington Court.  Knolls East is also known for the bay windows in the living room and master bedroom.  Many units are spectacularly sun drenched and totally renovated.

The front door of these condos usually leads to a ceramic tile hallway. Some unit owners have added hard wood floors at the entry.  The ground level contains access to an attached garage with an electric door opener plus driveway parking. While the previously mentioned floor plan accurately describes the units located on Milford, Wyndham, Nottingham and Kensington please be advised a newer section of the complex (Knolls East IV,) has a different lay out.  The units on Knightsbridge, Yorkshire, Trafalgar, Revere and Oxford have a colonial style floor plan with entrance directly into the living room level. The most expensive unit ever sold in Knolls East sold for $415,000 in September 2006.  This was a spacious Nanuet condo; light and bright freshly painted multi level town house boasting a finished lower level family room, a huge country kitchen with new appliances and two pantry closets, deck off the kitchen and master bedroom with master bath and walk in closets. This Rockland County Condo also had a new half bath, two new full bathrooms. Plus an alarm system and intercom throughout the entire home. The central air conditioning was only 3 years old; the water heater was only two years old. This condo also had a new washer and dryer.  It turned out to be a great find for a new Rockland County Homebuyer looking in the Hamlets of Nanuet!

Nanuet Real Estate Report for July 2011

How was the activity in the Nanuet Real Estate market last month?  Five Nanuet condos and town houses officially closed.  12 Kensington Ct, (Knolls East in the Hamlets) closed and sold for $345,000. 241 Treetop Circle (Treetop, Hamlets) closed and sold for $320,000. 28 Alexander Court (Town house in Versailles) sold for 300,000.  This home was a short sale. 4 Even Court (Vista at Kingsgate, Hamlets) sold for 280,000.  Lastly, 50 Tulip Court (Timberline, Hamlets) sold for 264,000.

On the residential end, four Nanuet single family homes sold and closed in July. 2 Nanuet colonials and 2 Nanuet bi-levels.  3 Duryea Place, a 3,500 square foot colonial which was built in 1993 sold for  $640,000.  The second Nanuet colonial sold last month was 37 Dykes Park Road. This was a new construction home which sold for $595,000.  Dykes Park road is located off Route 59, near White Castle. The two high ranches sold in Nanuet were 90 Tennyson Drive and 25 Amarillo Drive.  Both of these Nanuet homes are within the Clarkstown school district.  They sold for $365,000 and $412,000 respectively. 90 Tennyson was sold AS IS and needed TLC but had great potential.  It actually sold for MORE than asking price.  Asking $330,000.  It was the first Nanuet home in 2011 that sold for more than asking price.  The last Nanuet home that sold for more than asking price was 29 Birchwood Terrace, sold in October 2010 for $335,000. (Asking price was $329,900..) This was a Nanuet foreclosure.
